A little history: Post Civil War, a building boom began in the area, as vintage homes and shops were replaced by tall loft buildings, Among the most prolific of the architects working in this area was Isaac Duckworth who in1866, was hired by Emanuel Ehlfelder, a merchant of fancy goods, to design structure on the site of 44 Lispenard, where a one-story brick building existed. Duckworth made use of the increasingly popular cast-iron facades. (Interestingly, he would recycle the foundry molds, creating identical structures at 315-317 Church Street, 54 Lispenard Street, and 38 Lispenard Street.)

Ehlfelders new building filled with a variety of tenants. Among the first was M. Bleha, listed as manufacturer and importer of artificial flowers, ostrich and fancy feathers. Other initial tenants were dry goods dealer Emanuel Buchstein, silk merchants Despres, Hartley & Co., and cloak manufacturer S. Heineman & Co.

In the 1980s artists and other tenants were renting in what was labeled live/workspaces in the loft buildings of the neighborhood. In the mid-1990s, Thicket & Kurt Mundahl, two art galleries moved into 44 Lispenard, signifying another switch of building use. Gradually many properties throughout Soho and then Tribeca changed use. In 1998, 44 Lispenard was converted for residential living.

Lispenard Street is not a thoroughfare, it is a lovely quiet block.
